Most jobs are priced per square foot with a rate per surface: concrete is cheap per foot, wood decks and siding cost more because they need lower pressure and more care. Many companies add a minimum charge, often $150 to $250, so a single small patio still covers the drive, the setup and the chemicals.
Some states tax cleaning services and others do not, so check yours before you set the tax rate on the invoice. For big commercial lots, a flat monthly or per visit price on a recurring schedule is common, and recurring invoices take the repeat typing out of it.

- Walk the property with the customer and write the square footage down before you start. It is the number every later question comes back to.
- Take before and after photos of each surface. A clean driveway looks obvious to you and forgotten to the customer a week later.
- List sealer and stain as separate lines. They are a different job with a different warranty, and customers often add them after seeing the wash.
- Invoice the same day, while the driveway still looks brand new.
- Offer a yearly or twice a year plan on the invoice. Siding and decks come back green, and your calendar fills in the slow months.
